“The GTA market is settling into a phase of moderation,” states Michael Brennan, Chief Economist at Mortgage Intelligence Canada. “While we aren’t anticipating a crash, we’re unlikely to see the rapid price appreciation we witnessed in the past. We expect to see gradual price corrections, particularly in the condo segment, while single-family homes are poised to maintain their resilience due to the HST rebate and continued suburban growth.” He further adds, “Interest rate movements over the next six to twelve months will be the primary determinant of future market direction.”

Regional Variations

It’s important to note that the market isn’t uniform across the GTA. The 905 region (cities north of Toronto) continues to exhibit stronger growth than the core downtown areas. Hamilton remains a relatively affordable alternative, attracting buyers seeking more space and value. However, increasing commute times are beginning to impact the desirability of some suburban locations.
