Buying a ‘bank sale’ – a property seized by a lender – can offer significant discounts compared to traditional listings, but it's rarely a simple, straightforward transaction. Let’s break down what you need to know and look at some specific listings currently available in the Greater Toronto Area.

What is a Power of Sale?

When a homeowner falls behind on their mortgage payments, the lender has the right to initiate foreclosure proceedings. Instead of going through a lengthy and costly court process, many lenders opt to sell the property through a Power of Sale – a legal mechanism that allows them to sell the property to recover their outstanding debt. This process is typically faster and more efficient than traditional foreclosure, which is why banks are often eager to offload these properties quickly.

The Risks – and Why You Need Expert Advice
